Mr. Haines welcomed all Members in attendance, stated there is a quorum of Board Members present and called the June 7, 2021 Virtual Via Zoom Board Meeting to order at 6 pm. Mr. Haines explained the virtual meeting format, procedures, and conduct. There were 35 homeowners in attendance (virtually).

MINUTES

The Board reviewed the March 31, 2021 Board Meeting Minutes. Mr. Erdheim made a motion to approve the Minutes from the March 31, 2021 Board Meeting as written. Mrs. Gaudio seconded this motion, and it was unanimously approved by the Board.

FINANCIAL

The Board reviewed the May 21, 2021 Delinquency Report. Mr. Valyo informed the Board that many of the homeowners that are shown on the Report are paying their assessments monthly which is allowable.

7608 Northtree Club Drive – The majority of the delinquent amount ($2,000) is for maintenance violation fines.

The Board reviewed the April 2021 Balance Sheet and Income and Expense Report. Mr. Valyo noted that Northtree is in good financial condition.

BULK TV AND INTERNET SERVICE DISCUSSION WITH POSSIBLE APPROVAL OF

NEW INTERNET SERVICE AND SERVICE PROVIDER

Homeowner and Hidden Lakes Committee Member Aron Green made a presentation regarding Bulk TV and Internet service and presented service proposals from Comcast and 3 other providers: Hotwire, Atlantic Broadband and Blue Stream. Mr. Green compared the presented proposals in detail. It was noted the Northtree consultant and the Board looked at all surveys received from Northtree homeowners and analyzed the results of the survey and actual homeowner service usage (information received from Comcast the current service provider). The survey indicated that approximately 80% of the community residents are currently using Comcast internet service and residents may also be using Internet service from other suppliers. The Board concluded that including Internet service (with TV) would be a financial savings for at least 80% of the homeowners. The current savings in Internet cost if combined with Bulk TV service would be approximately $37.00/month.

There were numerous questions asked by the homeowners and answered by Aron Green, Bruce Price and Brian Haines. This Bulk TV and Internet Service presentation by Aron Green is available for review on the Northtree Website and is also included with these Minutes as an attachment. Mr. Haines made a motion to move forward with Atlantic Broadband with final contract negotiations for Bulk TV and Internet service. Execution of the final contract is conditional upon satisfactory clarification of any outstanding questions/issues and review and acceptance by the Northtree Consultant and the Association Attorney. Mr. Erdheim seconded this motion, and it was unanimously approved by the Board.

HIDDEN LAKES STREET PARKING ISSUES (ERDHEIM)

Mr. Erdheim reported to the Board the street parking issues have improved significantly. Homeowners in general are following the new odd/even street parking rule. There are only a few continuous violators. Fines and towing are options for the rule violators.

SECURITY CAMERA SYSTEM UPDATE

Aron Green undated the Board on the status of switching to a computer-based recording system for the security cameras. There was a homeowner request to turn off the cameras at the pool during the day. The Board Members discussed this request and agreed that security cameras should be left “on”.

PROPERTY RESALE CONTRIBUTION DISCUSSION

Mr. Valyo informed the Board that there is a way for Northtree to enhance the funds in the community reserve bank accounts by introducing a property resale contribution and explained how this would work. The Board Members discussed this matter. Mr. Haines made a motion to table this discussion until the next Board Meeting. Mr. LaPointe seconded this motion, and it was unanimously approved by the Board.

Nothing new to discuss.

MANAGEMENT

FPL OVERHEAD AND UNDERGROUND TRANSMISSION LINES UPDATE

Mr. Valyo informed the Board that FPL is working on removing power line poles and placing transmission lines underground at the north perimeter fence line.

HIDDEN LAKES NEIGHBORHOOD COMMITTEE ELECTION MEETING TO BE HELD IN OCTOBER 2021

Mr. Valyo stated the Hidden Lakes Neighborhood Election Meeting is required by Amendment language to be held in 2021 and could be scheduled for some time in October. The First Notice of Election will be sent to owners at least 45 days in advance of the Meeting date.

OLD BUSSINESS / NEW BUSINESS

Mr. Haines addressed the Board regarding remote and in-person Board Meetings and noted the Board is exploring a “hybrid” type of meeting using modern technologies that would allow participants both in-person and virtually. The Board Members discussed the ways how to bring homeowners attention to the Board Meetings and how to better communicate notices and meeting agenda to the homeowners. It was suggested to use channel 95 to post the Meeting agenda and all information discussed at the Board Meetings. Mr. Haines made a motion to adjourn the Board Meeting. Mr. Erdheim seconded.
